It starts with a dream… Or you have been thinking for a while about buying an apartment under the palm trees on the paradise of Tenerife. You start searching on the internet and browse through the various sites. You ask advice from friends or acquaintances who already have a home there. You visit the various fairs…
After a while, you have an abundance of information. Including a lot of information from various real estate agencies, each one completely different from the other. There is a lot of waving around with big discounts, bank repossessions and the classic “now or never deals”...
Because of this abundance of information, one begins to have the feeling that “if it seems too good to be true…” then it usually is!
Remember that you are buying a property in Tenerife, more than 3000 km from Belgium. You feel that you have little control over the purchase procedure because you have to turn to an unknown lawyer in Tenerife who has to bring your future purchase to a successful conclusion. Because you should also take into account that a notary in Tenerife does not carry out the same procedures as in Belgium… This means that, once you have become the owner, there is a possibility that you will have to pay the previous owner's arrears. The building violations and defaults can also be recovered from you.
That is why it is important that you are properly guided throughout the entire purchasing procedure.

Wanneer de aankoop is gedaan en de woning van jou is, dien je ook nadien op een vertrouwenspersoon te kunnen rekenen. Denk maar aan sleutelbeheer, poetsdienst, herstellingen, enz….Ook hier zullen sommige makelaars je dan verschillende visitekaartjes overhandigen waar je Spaanse en of Engelse doe het zelvers kan kontakteren voor eventuele verbouwingen. Zou het dan niet beter zijn om 1 kontaktpersoon te hebben, voor de hele aankoopprocedure. Iemand die altijd bereikbaar is en er daardoor geen verrassingen zijn. Wij, als ervaren makelaar verlenen die diensten van in het begin en integraal.
Te starten vanaf het begin van je zoektocht, tijdens de aankoop, bij de notaris, de post notariële administratie en eens je eigenaar bent, blijven wij ter uwer beschikking.
Zowel voor sleutelbeheer, poetsdienst, herstellingen, verbouwingen en zelfs bij de aankopen van je meubelen, electra, enz…Wens je later naar Tenerife te emigreren zorgen wij ook voor de volledige procedure. Dit tot en met de verhuis en overbrengen van je eigen wagen.
Paperwork, notary and checking of documents
When you buy a home from us, we take care of all the paperwork, from A to Z. Below is a summary of the checks and paperwork that we will carry out.
NIE number (without NIE, no purchase)
"VASTGOED KOPEN IN TENERIFE OF IN SPANJE?"
We will go with you to the Policia Nacional to obtain your NIE number. This is a fiscal number that you must apply for in order to be able to purchase a property in Spain. We will also need this NIE number later for: bank account, fire insurance, customs when moving, transferring the car, etc. We will prepare all the necessary documents as well as a payment document for the Policia Nacional where you pay the tax of approximately 10 euros per person, in addition to your information sheet and a copy of the front AND back of your identity card.
PLEASE NOTE: If you do not know Spanish, an interpreter is a must! But since we will guide you, this is not a problem

Bank in Tenerife
Once you have received your NIE number, we will go to a bank to open your account. This is necessary because you can only pay with a Spanish bank cheque at a Spanish notary and will therefore have to transfer the funds to your Spanish account. For this cheque (the day of signing at the notary) the bank will charge you between 150 and 600 € depending on the amount. In Belgium your bank will not charge you any costs. After signing the deed we will also assist you at the same bank for the fire insurance of your home.
New construction Tenerife
When purchasing new construction in Tenerife we ask the developer for the “compra venta” contract in which it is clearly stated that your home is finished and all “cedulas” (proofs of completion required for electricity, habitability, water, etc.) are present. We also ask for a description of where the apartment or home is located in the complex. This is to avoid buying the wrong property than originally stated.
The “contrato compra venta” must have an expiry date and state the method by which the sums will be paid. The building guarantee for the building must be stated and also a “Nota Simple” (this is an extract from the land registry stating that any debts, mortgages or charges may be on the property). We also request a certificate from the community stating that all charges have been paid to the community up to the date of the deed. Once all these documents have been collected, we hand them over to the clerk (notary) to prepare a draft of the deed.
Before you sign at the notary, you will go through everything with the notary under our guidance and confirm that you have understood everything. The deed will clearly state that the property you are purchasing is free of charges, residents, occupiers, mortgages, attachments or other costs! At the slightest doubt, we are there to intervene in time.

Resale property in Tenerife
Indien u een bestaande woning aankoopt in Tenerife, vragen wij het contract de “compra venta” aan de eigenaar waarin duidelijk het kadastraal nummer vermeld staat. Wij nemen een kopie van die akte en overhandigen deze aan de notaris. Wij vragen eveneens de laatste betalingsbewijzen van water, elektriciteit en IBI (kadastraal inkomen) en een bewijs van de communiteit.

After-sales service
When you return to Belgium, we will take care of the following processing for you in the following days, such as registration, transferring utilities, etc.
We will also ensure that your home is insured against fire and damage. Once all procedures have been completed, you will receive the original deed (escritura) after a month to 6 weeks. In the meantime, we will take care of the necessary renovation in your home if necessary. Afterwards, we will contact the furniture stores that we visited together for the delivery. On the day of the delivery of the furniture, we will be present to ensure that everything goes smoothly.

Notary
Once all these steps have been taken, we can plan your return trip to Tenerife together to have the deed executed at the notary. On the date that the deed will be executed at the notary, we will go together at the agreed time to go through the draft again and check that everything is correct. The execution of the deed at the notary itself will only take about five minutes.
He will ask you if you have understood everything and if you agree. Then he will sign the deed. If there was a mortgage or charge on the house, the bank or the agent will first have to sign another deed of termination before you can sign. This usually happens on the same day but can also happen beforehand. If this happens on the day itself, you will have to write out several bank checks in the name of the agent (bank) and the remaining amount to the seller.
When you leave the notary's office you will receive a “copia simple” of the deed, this is your proof of ownership from the notary.
