You have decided to sell your property in Tenerife. Where can you go to do this?

First and foremost, you need to take into account various factors that are important not only to ensure that the sale of your home is a success, but also to comply with the legal and fiscal obligations that come with it.

Many also forget that 1 year after the sale of your property you have the right to claim the 3% retention you paid from the Spanish tax authorities!

When you come to us, we take over the entire sales process and do the complete follow-up of the sale.

Whether you are in Belgium or Tenerife. You no longer need to worry about legal and fiscal red tape. Just think of disconnecting your water, electricity, internet, etc. In short, we take care of everything for you.

After our appointment, we will visit your property and carry out a free valuation.

Afterwards we do a photoshoot and/or drone recording of your property and collect all relevant information. We also inform you on site which obligations need to be made regarding deductions for the sale of your home (see below under costs). You will also receive valuable recommendations on the best way to prepare your home for sale.

And from here we take over the sale from you. You only have to wait for appointments to visit your property. The potential customers who will come to visit the property are customers who fit the profile of your home.

This means that we do not make “random” visits. Only and only the clients who have already seen the photos and confirmed that they are interested are invited to view the property. If you are not in Tenerife, it is advisable to give us a key, so that we can show the property by appointment.

When we have a buyer, the following happens: after signing the sales agreement, the buyer will deposit a 10% deposit into your account. From then on, the sales agreement is binding for both parties. Then we prepare everything to go to the notary.

After signing the deed at the notary, we will then:

  • Transfer electricity to the new owner's name

  • The same goes for water, garbage and internet

  • We will meet the 3% retention at Hacienda (see below).

  • As well as the plus valia or added value tax on the property (see below).

  • If necessary, we will complete the procedure at the bank where you had a mortgage loan in Spain.

What documents do we need:

  • A copy of your deed

  • A copy of the Energy Performance Certificate. If you do not have one (yet), we will provide one.

  • Your last water and electricity bill

  • Proof of payment of IBI (annual land registry payment)

  • Proof that the 'Comunidad' (Syndic) has been paid

  • Proof of payment from the garbage service

  • A copy of your NIE and passport/ID card

  • If you still have a mortgage on the property, the contact details of your bank.

What are the costs if you sell your property in Tenerife as a non-resident?

  • Plus Valia Tax: this is a tax that you have to pay to the municipality. We explain you fully how it is calculated.

  • 3% Retention or withholding tax on the Capital Gains Tax. Capital Gains Tax is a tax on the added value, the profit you make on the sale. Here too, we provide you with the full explanation.

  • A fee for us as a broker that covers the costs of the above. This fee is first discussed together.
